Business/Sales ethics

Ethics comes into play in your everyday life even when you don’t realize it. You would have definitely received some extra bucks from a shopkeeper at any store, what you did in that case? The situation is an example of ethical dilemma. But this points to personal ethics – how you handle such situation. Business ethics comes from the individuals who are part of an organisation. For any organisation it is very important to make sure all the employees are given clear instruction about the ethics they need to follow. For personal ethics all you need to keep in mind is ‘Do unto others as you would have them do unto you’.


Business ethics, also called corporate ethics, is a form of applied ethics or professional ethics that examines the ethical and moral principles and problems that arise in a business environment. It can also be defined as the written and unwritten codes of principles and values, determined by an organization’s culture, that govern decisions and actions within that organization. It applies to all aspects of business conduct on behalf of both individuals and the entire company.

Not all behaviour that is unethical is illegal. Let’s take an example. Real estate builder advertise that he is giving 10 percent off for the first 100 customer and customers decide to buy that. But once they see the price break up they see some extra charge of 10% which are not usually present or charges are marked up than the market.

Ethical Behaviour in Sales –

Ethical behaviour is more important for Sales team than any other team because sales people are the people who interact with customer directly. What the sales people say to the customer and how they behave in front of the customer is direct reflection of the organization and its ethics.

Let’s take this situation for a real estate agent. He has got a great house in his listing and if he is able to sell it he could make handsome commission on the sale. He had a look at the property and found out that there is internal leakage in the wall. He asked the owner about it. Owner told him that he will take care of it for short term as getting rid of the issue will cost big bucks. Owner also warns him that if he go ahead and disclose this information to the buyer he will take authority from him to sell the property.

In a situation like this, it’s best to remember that doing the right thing can be a hard choice and might not be advantageous to you. Although you really don’t want to lose this listing, the right thing to do is to disclose anything that affects the value or desirability of the home. Even if you think it might not be a major issue, it’s always best to err on the side of honesty and disclose the information. Either withholding or falsifying information is lying and therefore unethical.

You have to start from the personal ethics and make it a habit to follow it in your organisation also. I love this quote from Peter Drucker, famous management consultant and author, “Start with what is right, rather than what is acceptable.”

As a company it is very important for you to make sure ethical behaviour is followed. These are some of the points you can take a note of describe desirable and undesirable selling behaviour promote high standards of practice reduce the risk of fair trading breaches help staff make ethical decisions.

In this article I am not covering Forest holiday Homes, this is more about attracting people to the place as a sales and marketing team.

The most important thing for this campaign as in any other campaign is to reach the right set of people. Once you reach them it is very important to capture or grab their attention immediately. You must be reaching them your through your website or brochure and how you present you ideas is what the game is all about.

The most important thing is your headlines; second the picture and third photo caption and then the sub heads and finally the rest of the text. So if you have not designed the campaign keeping the above sequence in mind then revisit. The headlines and image does half of your sales job.

The headline should showcase a benefit or promise. I was to this beautiful place, Coorg, with my friends and this is how one of them described a house on hill – “You can’t help but fall in love with the house at the hilltop.” Headlines like these give a direct message – this is the place you want to be. So if you selling a forest holiday home, you have to come up with a line that makes the reader to be at that place. The images and quotes should be such that reader should be able to image themselves in the place in real.

You need to help them picture their holiday. The debate has always been there if words or picture has more effect on the buyer. The jury is divided but I think for the Holiday Homes images win the battle. Always add captions to your photos. They will, as hinted earlier, have much higher levels of readership than your main body of text.

The other important point to attract people is to present things to them how they would like to see it rather than how you would like to have them. If you are writing out a mailing campaign them you have to understand there are 3 types of readers in the market. The “Yes” reader – is interested in everything that is good and of their interest. The “No” reader – you will never be able to convince them that what you are selling to them is good for them. They will have preconceived notion, you are overpriced. Is it Sales, or is it marketing?

We often get confused with these 2 terms and that is quite understandable. The basic question that comes to anyone’s mind is, if the sales department interacts with customers what does marketing department do? Most of the time you would hear people using the 2 word together – sales and marketing just to describe sales or just for marketing. No wonder it causes so much confusion even in the mind of professionals who are related to these two separate fields.

According to the American Marketing Association, “Marketing is the activity, set of institutions, and processes for creating, communicating, delivering, and exchanging offerings that have value for customers, clients, partners, and society at large.” The 4 P’s of marketing or marketing mix (product, place, promotion and price) comes under marketing. Then, the marketing department uses the elements of the promotional mix of advertising, sales promotion, public relations, direct marketing, interactive marketing, and personal selling to get the word out to customers.

The job of marketing person is to motivate customer to visit a store, check product online, and go to event or any other desired actions. The whole point in doing so is to build relationship between the customer and the brand. When you see a pop up on a web page about a great offer, or a text message that best real estate deal is available with us or you comment on FB in hope of becoming a lucky winner or latest launch of product in newspaper or television, these are all examples of marketing. The outcome of such activities is to engage you with brand and take some action.


When a customer take some action like visiting the store, calling the helpline number or checking the product online(online chat) a salesperson will speak to you. His role is to determine what is your requirement and based on that suggest you a best product highlighting all the features of the product which will help you in making your decision. The salesperson extends the relationship that was established with the marketing contacts and makes a personal connection with you. Once a sales person is able to set up a personal connection with you, you are most likely to shop again and tell your friends about the same.

In addition to closing the sale (when the customer purchases the product or service), the salesperson has a very important role in the marketing process. Because the salesperson is a primary touch point and a personal interaction with the customer, the salesperson is the brand in the eyes of the customer.

At times, however, sales and marketing don’t play well together. When organizations are not customer-centric, the departments may appear to have separate or conflicting goals. Marketing team may feel that sales team don’t follow up on prospective customers, or perhaps sales feels that the marketing efforts are focused on the wrong customers.

So now you can see that marketing and sales work hand-in-hand: one develops the brand and the other assumes the image of the brand. Neither works without the other, and the relationship between the functions must be transparent to the customer. When marketing and sales work well together, the customer experience is seamless.

Creative Selling

Creativity is just connecting things. When you ask creative people how they did something, they feel a little guilty because they didn’t really do it, they just saw something. It seemed obvious to them after a while” – Steve Jobs

Creativity is the need of the hour in organisations which are sales driven. Unless you are creative, chances of your success are very minimum as everyone is selling the same things in the same way. Lately I have been reading about ways to succeed in the field of sales and though sales is not linked to creativity directly and that is what gives a creative sales person all the more edge if he plans to practice creative selling.

Creativity does not come naturally in sales as compared to other fields where an individual’s success largely depends on how creative s/he is. Sales is more often considered as being technical, boring and business oriented type of work. A job where you have to make sales call, follow same sales script day in and day out.

I am part of big Real Estate group where there are so many sales people and everyone is just following the same rules – the basic rules. You have a product/service; you prepare presentation/banner and pitch in. You got to ask your self – is anyone listening? I don’t see enough sales people being creative and unique in their selling. I don’t see enough sales organisation forcing their sales team to follow unconventional, unique, creative processes, strategies, methodologies or processes to take the company to next level.

What is selling?

Selling is not a new art. Selling can be defined as an art of influencing someone to do something. It is a common fact that in order to influence a man, it is necessary to please him. If the man is pleased then he would listen and pay attention to our story. Lot has changed over time, and pleasing the customer is no longer easy. The salesman is no longer an order taker with a worn-out valise, a bag of tricks, a bundle of sales cliches and a stock of stale stories. The salesman of today is a psychologist, a scientist and analysts and an artist and all rolled up in one.  All these profession require you to be creative and so the modern sales people have to be creative in their pitch.

How to be creative at sales –    

Every time you pitch in for your product, customers have question for you, your creativity comes in the manner you answer the question. The idea is to make sure that customer is satisfied with your answer and does not end being more confused. You can’t be prepared for all the queries coming to you but you can prepare yourself of facing them with creativity.

Don’t just come up with a presentation, come up with a creative one which will take customer off his feet and he would be interested in knowing more about the product.

Since creativity isn’t a constant, make sure to capture it when it hits you. Have you ever been at home, suddenly you have an idea or a pitch that you think is going to take you to next level in reaching your sales target, only to arrive at the office and completely forgot about it? That’s because at home, your brain allocates less energy to the “executive part”, which stimulates the more creative areas. That’s why it’s important to always capture creativity when it hits you.

Want to check how creative you are at selling then try hanger exercise. Imagine a manufacturing company has gone out of business. There are left with warehouse of 8,00,000 metal hangers. What does it take to sell – Real Estate?

It was end of an era. A crowd in thousands was standing outside the auditorium. It was his first public interaction. He was to reveal his story of success, which he has built from nothing. He was the role model for thousand of sales people who were in and out of the building waiting for him to speak. He was the greatest sales person of all time in Real Estate. He started his career selling properties as a broker and within few years he had his own projects. He was Chairman of RnD Empire.


The auditorium was air tight and when he stepped on the stage the sound of the claps was enough to describe his personality.


‘This is my first public interaction and I know many of you have come here to know what secrets I have been holding for over 3 decades for this successful run. I will come to the point straight away. I have just 5 rules which I have been practising all my life. It is nothing you are not aware off but practising them on daily basis is what makes all the difference.


Persist till you succeed – You did not started work to fail, there is no such word as FAIL. It is only that you have not tasted success so far. Just remember ancient law of averages, you should persist with the knowledge that each failure to sell will increase your chance for success at the next attempt. Consider each obstacle as mere detour to your goal and challenge to your profession and there is no life without challenges.

Have a great network – you cannot work alone in this field. You need links and that too quality links to succeed. Add more people to your network daily, somewhere down the line, person added today will benefit you. Don’t except returns of your investment in people immediately. It is a long investment with sure short return. It will amaze you sometimes how networking alone can bring you great results.

Communicate and Listen – The real estate market is time sensitive, so you must be a person who will let customers know quickly where they stand with their current buying or selling situation so they can move on quickly to another property or potential buyer. Before you communicate make sure you have listened to everything your customer has to say. His requirement should be crystal clear in your mind.

Stop Procrastination – If you receive a lead today, try to convert it to sale today. There is no tomorrow. You never make a new customer tomorrow, it is only today. Only your action determines your value in the market place and your job is to multiply your value and the only way to do it is to multiply you action today, now, immediately.

Use the latest technology – The time has changed, you have to change with it. The traditional sales methods are always good and bring in result but you have to keep pace with the world and technology. Use everything which can bring you more leads – Whatsapp, Linkedin or Quora etc. Just make sure you are not missing on a potential lead because you are not up to date on some technology.


At last I would only say, the only difference between good and the best sales agent would be THE HABIT. If you are able to make these points your habit, there is no stopping you.’
